At ETB MANAGEMENT we pride ourselves on helping tenants find the right place to live and call home.
Our staff will guide you through our lettings list and answer any questions you may have, so please call us or send us an email.

If you find a property on our list that you wish to view please contact us and we will book a convenient time for yourself to visit the property.

- A copy of proof of identity

- The last 3 months bank statements

- Payslips (person employed)

- References from the previous landlord and employer

- Annual accounts for the self-employed person

We require a month deposit and a month rent in Advance.

The contract is signed for a minimum of 6 months.

TENANTS GUIDE TO SERVICES FEES

We have produced this guide to inform tenants of the procedures and requirements relating to a typical tenancy. We aim to be as transparent as possible when disclosing our services, procedures and fees.

ADMINISTRATION FEES

Holding deposit- 2 weeks of monthly rent.

If the documents are not sufficient we will return holding deposit to the tenants.The holding deposit is not refundable if tenant accept offer and resign after that.

An administration fee of £120 inc VAT per adult will be payable upon creation of a legally binding tenancy agreement. If there are any guarantors to the tenancy an additional administration fee of £120 inc VAT per adult will be charged for this service.

If any charges remain outstanding at the end of the tenancy ,ETB MANAGEMENT LTD will deduct the outstanding amount from the deposit.

RENEWAL OF TENANCY

Please contact us if you wish to extend your tenancy. ETB MANAGEMENT LTD will draw up the new tenancy agreement.

The administration fee for this service is £35 inc VAT per adult and is payable upon request.

PAYMENT OF RENT

The first instalment of rent must be paid in cleared funds when you sign the tenancy agreement.

Thereafter , rent is payable in advance on or before the Rent Payment Dates

DEPOSIT

A deposit equivalent of one month rent must be paid in cleared funds when you sign the tenancy agreement and is held at My Deposit Scheme for the duration of the tenancy in accordance with the terms of the tenancy agreement and where applicable ETB MANAGEMENT LTD will register the deposit monies with a deposit protection scheme on the landlord's behalf.
